Basement Finishing

Basement Finishing built by Greg

An unfinished basement is a lot of house you pay for and do not use. Finished well, it becomes a family room, a guest suite, an office or a bedroom with its own bath. Finished badly, it becomes a musty room with stained carpet and mold growing behind the drywall. In Western Washington the difference is almost always moisture. Before a basement gets walls and flooring, it has to stay dry through a long rainy season, and that part of the job cannot be skipped.

Greg Myers starts every basement with the concrete, not the drywall. He checks the walls and floor for water, deals with drainage and vapor control first, then handles the rest in-house: framing, insulation, egress windows, plumbing for a bathroom or wet bar, electrical, drywall, flooring, trim and doors. That covers full basements and the daylight basements common on sloped lots around Olympia, Tacoma and Lewis County. As a licensed, bonded and insured general contractor, Greg pulls the permit so your new bedrooms count when you sell.

What's included

Basement Finishing: what's included

  • 01

    Moisture check and vapor control

We look for seepage, white mineral deposits and damp spots, fix drainage first, and build walls with insulation and vapor control suited to concrete.

  • 02

    Framing and insulation

Walls framed off the concrete on treated bottom plates and insulated to keep the room warm and stop condensation.

  • 03

    Egress windows

Cutting in an egress window with a window well so a basement bedroom is legal and the room gets daylight.

  • 04

    Basement bathrooms and wet bars

A full or half bath, or a wet bar, with drains tied in properly, including a pump system when fixtures sit below the sewer line.

  • 05

    Bedrooms, family rooms and offices

Rooms laid out around posts, ducts and the stairs, with soffits and ceilings finished so nothing looks like an afterthought.

  • 06

    Flooring, trim and stairs

Flooring that tolerates a concrete slab, plus drywall, doors, trim and a finished stairway built to the same standard as upstairs.

Questions

Basement Finishing FAQs

How much does it cost to finish a basement?

It depends on the square footage, how many rooms you want, whether there is a bathroom, and how much moisture work the basement needs first. Egress windows add to the job because they mean cutting the foundation and digging a well. Greg gives a free estimate after seeing the space.

Our basement gets damp in winter. Can it still be finished?

Usually, yes, but the water has to be handled first. High water tables and poorly draining clay soils are common here, so we look at gutters, grading and footing drains and seal or drain the walls as needed before any framing. Finishing over an active leak only hides the problem until the mold shows up.

Can a basement bedroom be legal?

Yes, if it has a code-compliant egress window or door, enough ceiling height and working smoke alarms. We cut in egress windows with wells when the basement does not already have one, and it all goes through the permit.

Can you add a bathroom in the basement?

Yes. If the sewer line runs below the basement floor, the new drains tie in directly. If it runs higher, we install a pump system so the toilet, shower and sink can drain up to it.

What about a daylight basement?

Daylight basements, with one side open to the yard, are common on sloped lots here and are often the easiest to finish. They already have light and a way out, so they make a good guest suite or family room with a walk-out door.
