Metal Roofing
Metal Roofing built by Greg
If you are tired of scraping moss off shingles every spring, or your barn roof has started dripping on everything stored under it, a metal roof is the long-term fix a lot of Western Washington owners end up choosing. It sheds rain fast, gives moss very little to hold onto, and stands up to the wind that rolls across open acreage. The catch is that metal is only as good as the installation. Bad flashing, missed condensation control and loose fasteners are what make a metal roof leak, not the metal itself.
Greg Myers brings 33 years of experience as a licensed, bonded and insured general contractor, and his own builds include a board-and-batten barndominium finished under a metal roof. He handles the whole roof: tearing off the old one, replacing soft sheathing, laying underlayment, setting panels, and flashing every chimney, wall and valley. You deal with Greg directly, with no salesman in between, and you get big company buying power on panels and trim with a small company markup. Customers mention that he does what he says, which on a roof means it stays dry.

What's included
Metal Roofing: what's included
- 01
Standing seam roofs
Concealed-fastener panels with raised seams, the clean look most people want on a house. With no exposed screws, there are fewer places for water to work its way in over the years.
- 02
Exposed-fastener panel roofs
Ribbed panels fastened through the face, a practical choice for barns, shops, pole buildings and lean-tos.
- 03
Tear-off and deck repair
We strip the old roof down to the sheathing, haul it away, and replace any boards that have gone soft from trapped moisture.
- 04
Underlayment and condensation control
The right underlayment on a house, and a condensation barrier on an open barn or shop, so the roof doesn't drip on the inside on cold mornings.
- 05
Flashing, trim and penetrations
Ridge caps, eave and rake trim, valley flashing, and boots around vents and chimneys, detailed so water runs off the roof instead of under it.
- 06
Metal roofs on new buildings
On the barndominiums, pole barns, garages and porches Greg builds, the metal roof goes on as part of the same job, so one builder answers for the whole structure.

Metal Roofing: what it can look like
How it works
How a metal roof job works
- 1
Free on-site estimate
Greg looks over the roof, checks the decking and attic or truss space for moisture, and talks through panel style and color with you.
- 2
Written scope and materials
You get a scope that spells out panel type, trim and underlayment, then materials are ordered and the tear-off is scheduled for a dry stretch.
- 3
Tear-off and install
The old roofing comes off in sections so the house isn't left open to the weather, then underlayment, panels and flashing go on.
- 4

Questions
Metal Roofing FAQs
Is a metal roof a good choice for Western Washington weather?
Yes, it is one of the best. Metal sheds our long wet season quickly, gives moss little to grip, and handles wind and the occasional snow load well when it is fastened correctly. The part people overlook is condensation, so Greg pays close attention to underlayment and ventilation, especially on uninsulated barns and shops.
How much does a metal roof cost?
It depends on the size and pitch of the roof, standing seam versus exposed-fastener panels, how many chimneys, skylights and valleys need flashing, and whether the old roof has to come off and the decking be replaced. Greg gives free on-site estimates, so you get a real number for your roof instead of a guess.
Is a metal roof loud when it rains?
On a house, not usually. Over solid sheathing and underlayment, rain sounds close to what you hear with shingles. On an open barn or shop with no ceiling you will hear it more, and insulation or a liner under the panels quiets it down.
Can you put a metal roof on my barn or shop as well as my house?
Yes. Greg roofs homes, barns, pole buildings, garages, shops and porches, and can match panel colors so the buildings on your property look like they belong together.
Do you repair existing metal roofs?
Yes. Most metal roof leaks come from worn screw washers, loose trim or flashing that was done wrong, and those can usually be fixed without replacing the panels. If the panels themselves are rusted through, Greg will tell you straight and quote a replacement.
