Epoxy Garage Floors

Epoxy Garage Floors built by Greg

A bare concrete garage floor stains, dusts and soaks up oil, and in a wet climate it spends the winter under whatever drips off the car. A coated floor wipes clean, brightens the room and makes a garage or shop feel finished. The trouble is that plenty of garage coatings peel early, usually because they were rolled onto a dirty, sealed or damp slab with no real prep. If you've watched hot tires lift a store-bought kit coating off the floor, you already know how that goes.

Greg Myers Construction installs epoxy floor coatings in garages and shops around Rainier, Olympia, Lacey, Yelm and Tacoma. Greg pours slabs and shop floors himself, so he starts with the concrete: checking for moisture coming up through the slab, grinding the surface open, and repairing cracks and pits before any coating goes down. Then comes the base coat, decorative flakes if you want them, and a clear topcoat that stands up to tires, tools and road grime. If Greg is building your new garage or shop, the floor can be coated once the slab has cured.

What's included

Epoxy Garage Floors: what's included

  • 01

    Diamond Grinding Prep

Grinding the slab to remove old sealers, weak surface paste and stains so the coating bonds to clean, open concrete.

  • 02

    Moisture Testing

Checking the slab for moisture vapor before coating, since damp concrete is the most common reason floors peel.

  • 03

    Crack & Pit Repair

Filling cracks, chips and spalled spots so the finished floor is smooth and the damage doesn't show through.

  • 04

    Epoxy Base Coat

A heavy base coat in the color you choose, worked into the freshly ground surface.

  • 05

    Decorative Flake Broadcast

Color flakes broadcast into the wet coat for texture and grip, and a finish that hides dust and drips.

  • 06

    Clear Protective Topcoat

A tough clear topcoat that resists hot tires, oil, road salt and scuffs, with added grit where you want more traction.

Questions

Epoxy Garage Floors FAQs

Will an epoxy floor hold up to Western Washington moisture?

It will if the slab is ready for it. Ground moisture rising through a slab without a vapor barrier is the main reason garage coatings bubble and peel, and wet winters make it worse. Greg tests the floor first, and if moisture is high he explains the options before coating rather than after it fails.

How much does an epoxy garage floor cost?

It depends on the size of the floor, its condition, how much grinding and crack repair it needs, whether an old coating has to come off, and the coating and flake options you pick. A free on-site estimate gives you a firm price for your garage.

Can you coat an old, stained garage floor?

Usually, yes. Grinding removes most stains and old sealers, and cracks and pits get filled before coating. A slab that's heavily oil-soaked, badly settled or broken may need repair or replacement first, and Greg will tell you up front.

How soon can I park on a new epoxy floor?

Foot traffic comes first and vehicles later, once the coating has fully hardened. Cool garages slow the cure, so Greg gives you the wait time for your floor and the weather rather than a one-size answer.

Do you coat shop and barn floors too?

Yes. Shops, detached garages and the slab floors in barn homes and pole buildings can all be coated. On a new building Greg can pour the slab and coat it after it cures, so the floor is done right from the start.
