Foundation Repair

Foundation Repair built by Greg

A crack in the foundation wall, a door that suddenly won't latch, a floor that dips toward one corner of the house. These are the signs that make homeowners worry, and searching online rarely helps. Some cracks are just shrinkage and need nothing more than sealing. Others mean a footing has settled, water is washing out the soil, or crawlspace posts and beams have rotted after years of damp. The first job is figuring out which one you have, honestly, before anyone sells you a fix you don't need.

Greg Myers Construction repairs foundations and crawlspaces for homes around Rainier, Olympia, Centralia, Chehalis and Puyallup. Greg has 33 years of experience, and because he builds new foundations and frames the houses on them, he looks at the whole picture: soil, drainage, the concrete and the wood structure above it. Repairs run from sealing cracks and fixing grading and downspouts to replacing rotted posts and beams, adding new footings under a settled corner, and rebuilding failed sections of stem wall. Customers mention his integrity, and he'll tell you plainly what the house needs.

Questions

Foundation Repair FAQs

Are foundation cracks always a serious problem?

No. Thin, hairline cracks from concrete shrinkage are common and usually only need sealing. Cracks that are wide, offset or growing, or that show up with sticking doors and sloping floors, point to movement and should be looked at. Greg will tell you which kind you have.

Why do foundations settle in Western Washington?

Water is the usual cause. Clay soils soften when they stay wet through a long winter, downspouts dump roof water right at the footing, and high groundwater can wash fine soil out from under it. Fixing the drainage is often as important as fixing the concrete.

How much does foundation repair cost?

It varies widely because the jobs do. Sealing a crack and redirecting a downspout is a small job, while new footings under a settled corner or a replaced wall section is major work. The cause, how much is damaged and how hard the crawlspace is to work in set the price, and the estimate costs you nothing.

My floors sag but the foundation looks fine. What's going on?

Often the problem is the wood structure in the crawlspace, not the concrete. Posts and beams sitting on damp soil or undersized piers can rot or sink over the years. Greg replaces them with new posts on solid concrete footings and brings the floor back as close to level as the house allows.

Do you handle urgent foundation problems?

Yes. Greg offers emergency service, so if a wall is failing, a corner has dropped suddenly or water is pouring into the crawlspace, call and he'll get the house stabilized first, then plan the full repair.
