New Home Construction (Build on Your Land)
New Home Construction (Build on Your Land) built by Greg
You have the land, or you are about to, and you want a solid new house on it without paying for a big builder's overhead. Building on your own lot gives you more room, more privacy and a home that fits the property. It also means someone has to plan around the well and septic, the driveway, the permit, the foundation and a long list of decisions. What you need is one builder who handles all of it and tells you the truth about cost and timing.
Greg Myers has built new single-family homes in Thurston County neighborhoods, both ramblers and two-stories, along with a ranch home with a covered front entry and craftsman homes with stone columns. His approach is straightforward: excellent quality materials, big-company buying power, and the low markup and overhead of a small company. Greg handles site prep, the foundation, framing, roofing, siding, windows and doors, interior finishes and cleanup, and you deal with him directly from the first meeting to the keys.

Questions
New Home Construction (Build on Your Land) FAQs
Does building on rural land in Western Washington take extra site work?
Often it does. Many lots here have glacial till or clay that drains poorly, a high water table in winter, or wetlands and slopes the county wants protected. We look at all of that up front, plan the drainage and foundation to suit, and schedule earthwork for drier stretches when we can. Getting the site right is what keeps a crawlspace dry year after year.
How much does it cost to build a new home on my land?
The size of the house, the plan and the finishes set most of the price, and the lot sets the rest. Clearing, a long driveway, grading and foundation work for poor soil can add a lot on rural land, while a ready lot in a neighborhood adds very little. Greg's free estimate comes after he has walked the lot, so the number covers the site work as well as the house.
Do I need to own the land before we talk?
No. Greg can look at a lot you are considering and point out what would affect building on it, like access, slope, soil or drainage. That visit can keep you from buying a lot that is expensive to build on.
Can I choose my own floor plan?
Yes. You can bring a plan, pick from proven rambler and two-story layouts, or adjust one to fit your lot and the way your family lives. If you want something fully one of a kind, Greg builds custom homes too.
How long does it take to build a new home?
It depends on the size of the home, how long permit review takes where you live, the season and how quickly finish selections are made. Greg lays out a schedule at the start and keeps you posted as each stage is done. Making your selections early is the best way to keep the job moving.
