Duplexes & Multifamily

Duplexes & Multifamily built by Greg

A duplex or small multifamily building is a business decision before it is a building. Investors and landowners look at what it will take to build, what the units will rent or sell for, and how much upkeep they will need over the years. Property managers want finishes that survive tenant turnover without constant repairs. With many Washington cities opening more lots to duplexes and townhomes, the owners who come out ahead are the ones whose builder thinks about all three from the first sketch, not after the framing is up.

Greg Myers is a licensed, bonded and insured general contractor with 33 years of experience, and his new homes include ramblers and two-stories in Thurston County neighborhoods. He takes a multifamily project from lot to keys: site work and utilities, foundations, framing, the fire separation and sound control between units, roofing, siding, windows, interiors and final inspections. Big company buying power with a small company markup matters even more when every material is multiplied across several units, and you work with Greg directly the whole way.

Questions

Duplexes & Multifamily FAQs

Can I build a duplex on my city lot?

It depends on your city's zoning, but the answer is yes more often than it used to be. Many Washington cities now allow duplexes, townhomes and other middle housing on lots that were once limited to a single house. Greg checks the zoning, setbacks and utility capacity for your lot before you commit to a design.

Can I build a duplex on rural or farm property?

Sometimes. Rural zones are usually stricter than cities, and the septic and well capacity of the land matter as much as the zoning. Greg checks what your county allows and what the site can support, so you know whether a duplex or another option fits your property.

What matters most when building rentals in Western Washington's climate?

Moisture control. Rentals get less day-to-day attention than owner-occupied homes, so Greg builds in what keeps them healthy without relying on tenants: strong bath and kitchen ventilation, durable siding and flashing details, gutters and drainage that carry water away, and a well-vented crawl space or a properly prepared slab.

How much does it cost to build a duplex?

It depends on the number and size of units, the lot and site work, utility connection fees, the finish level and the design. Building two units on one foundation under one roof usually costs less per unit than two separate houses, which is a big part of the appeal. Greg's estimates are free and broken down so you can run your own numbers.

How do you keep noise down between units?

With the whole wall and floor assembly, not just insulation. Greg uses separated or staggered stud walls, sound insulation and sealed penetrations at the shared wall, along with layouts that keep bedrooms away from it where possible. Quieter units mean happier tenants and longer leases.
