Tenant Improvements (Office, Retail, Restaurant & Medical Build-Outs)

Tenant Improvements (Office, Retail, Restaurant & Medical Build-Outs) built by Greg

A signed lease starts a clock. Every week a space sits unfinished is a week of rent with no customers, patients or staff inside it. Tenants need the build-out done right and on schedule, and landlords and property managers need a contractor who respects the building, the business in the next suite and the terms of the lease. Whether it is a bare shell in a new Lacey retail center or a second-generation space in downtown Centralia, it has to be permitted, built and inspected before anyone can open the doors.

With 33 years of experience and a Washington general contractor license, bond and insurance on file, Greg Myers takes a tenant improvement from the first walk-through to the final inspection. That covers demolition of the old layout, new walls and offices, ceilings, doors and hardware, restrooms, electrical, plumbing and HVAC changes, flooring, paint and trim. You work with Greg directly, with no project manager in between, which keeps decisions fast when the opening date is close. Landlords get one accountable contractor for every suite they turn over.

Questions

Tenant Improvements (Office, Retail, Restaurant & Medical Build-Outs) FAQs

How long does a tenant improvement take?

It depends mostly on the permit timeline and how much of the space changes. A cosmetic refresh with no new walls moves quickly, while a restaurant or medical suite with new plumbing and a new layout takes longer because of plan review and inspections. Greg gives you a realistic schedule at the estimate so you can plan around your lease.

How much does a tenant improvement cost?

Cost depends on the square footage, how much of the existing layout can stay, the type of business, the finish level and what plan review requires. Restaurants and medical suites carry more requirements than a basic office. If your lease includes an improvement allowance, Greg's itemized estimate shows how far it goes, and the estimate is free.

Do you work for landlords and property managers?

Yes. Greg builds out vacant suites to attract tenants, completes work letter items for incoming tenants, and handles turnover work between leases. Property managers get one point of contact and scheduling that respects the other tenants in the building.

Does Western Washington weather matter on an interior build-out?

More than people expect. Older commercial buildings here often have roof leaks, damp exterior walls or rot at the storefront that a fresh build-out would simply cover up. Greg checks for moisture and rot when walls are opened and fixes it before new finishes go on, so it doesn't show up later in the tenant's space.

Can you work while neighboring businesses stay open?

Yes. Loud demolition and cutting are scheduled to limit disruption, dust is contained inside the suite, and shared hallways and entries are kept clean. Greg goes over the building rules with the property manager before work starts.
