Window Replacement

Window Replacement built by Greg

Old windows give themselves away in a Washington winter. Water beads and runs down the glass every morning, the sills turn black, foggy panes never clear, drafts move the curtains, and the heat runs constantly. Sometimes the frames are rotting or the sashes will not open at all. New windows fix the comfort and the look, but only when they are installed right, because a poorly flashed window is just a new way for water to get into the wall.

Greg Myers installs windows as part of whole-house work, from new homes and remodels to the restoration of a historic one-room schoolhouse that got new windows, siding and trim, and a lodge-style home with a tall glass gable. As a window replacement contractor he handles the job start to finish: measuring and ordering, removing the old units, repairing any rotted sills or framing, flashing and setting the new windows, and finishing the trim inside and out. He also enlarges openings, adds new windows and cuts in egress windows.

How it works

How a window job works

  1. 1

Trim is finished inside and out, debris is hauled off, and we check with you that every window opens, closes and locks.

Questions

Window Replacement FAQs

How much does window replacement cost?

It depends on how many windows you are replacing, their sizes, the frame material and glass, and whether they go in as inserts or full-frame replacements. Rotted sills, unusual sizes and second-story access add work. Greg gives a free on-site estimate with every window counted.

Why do my windows drip with condensation every winter?

Cold glass meets damp indoor air. Single-pane and failing double-pane windows get cold enough for moisture to condense on them, and a long Western Washington winter keeps indoor humidity high. Better-insulated glass helps a great deal, and so do bathroom and kitchen fans that actually vent outside.

Should I choose insert or full-frame replacement?

If the existing frames are solid and square, an insert is quicker and leaves the trim and siding alone. If there is rot in the sill or frame, or you are re-siding anyway, full-frame is the better job because the new window gets flashed into the wall properly. Greg checks every opening at the estimate.

Do you do window repair?

Yes, for the carpentry side: rotted sills and jambs, damaged trim, and leaks caused by failed flashing or caulk. When a window's glass seal has failed or the frame is too far gone, replacing the window usually gives you the better result.

Can you add a window or make one bigger?

Yes. Adding or enlarging a window means cutting the wall, installing a header sized for the new opening, and patching siding and interior finishes, all of which Greg does in-house. A permit is needed when the structure changes, and we handle that too.
