Garage Conversions

Garage Conversions built by Greg

Plenty of garages hold more boxes than cars. If the house is short a bedroom, an office, a rec room or a place for a family member to live, the garage is square footage you already own, with a roof, walls and a slab in place. The catch is that a garage was built for parking, not living. Turning it into a real room means dealing with a cold concrete floor, bare walls, the big door opening, and how the new space connects to the rest of the house.

Garage remodels and new garages are both part of Greg Myers' work as a general contractor. For a conversion he handles the full job in-house: permits, framing in the garage door opening with a wall and windows, insulating and leveling the floor, insulation, drywall, electrical, heat, and plumbing when the plan includes a bathroom or kitchenette. Where the goal is a rental or a home for a parent, he builds it out as a complete ADU. And if the car still needs a roof over it, Greg builds detached garages and shops too.

What's included

Garage Conversions: what's included

  • 01

    Bedrooms and home offices

A finished, heated room with a proper window, a closet if needed, and a door into the house, built to count as real living space.

  • 02

    Family rooms and home gyms

Open rec rooms, gyms and hobby spaces with durable flooring and enough outlets and lighting for how you will use them.

  • 03

    Garage-to-ADU conversions

A full living unit with a bathroom and kitchenette for a parent, an adult child or a renter, built to your city or county ADU rules.

  • 04

    Filling in the garage door

Framing the big opening with a wall, windows or a door, and siding the outside to match so it does not look like a closed-up garage.

  • 05

    Floor, insulation and heat

A vapor barrier and insulated subfloor over the slab, insulated walls and ceiling, and heat so the room is comfortable in January.

  • 06

    Plumbing and electrical

New circuits, lighting and outlets, plus drain and water lines for a bathroom or wet bar where the plan calls for one.

Ideas for your project

Garage Conversions: what it can look like

  • Single-story ranch house where the former garage is now living space, with lap siding and a window in place of the garage door
  • Garage partway through a conversion, with a new framed and insulated stud wall and a window opening where the garage door used to be
  • Finished room in a converted garage with gray walls, wood-look vinyl floor, recessed lights and a wide window

How it works

How a garage conversion job works

  1. 1

    Free on-site estimate

Greg looks at the garage, the slab and how it connects to the house, and gives you a free estimate for the room you have in mind.

  2. 2

    Plan and permits

We lay out the space and pull the permit, since a conversion changes the use of the room and has to meet code for living space.

  3. 3

    Rough-in and insulation

We frame the door opening, run plumbing and wiring, insulate, and build up the floor, with inspections before walls close.

  4. 4

    Finish and walkthrough

Drywall, flooring, trim, doors and fixtures go in, then we clean up and walk the new room with you.

Questions

Garage Conversions FAQs

How much does a garage conversion cost?

It depends on what the garage becomes. A simple office or bedroom takes far less work than a conversion with a bathroom and kitchenette, and the condition of the slab and how much insulation and heat the space needs also matter. Greg gives a free on-site estimate once he has seen the garage.

Will a converted garage feel cold and damp?

Not if it is built right. Garage slabs in Western Washington sit on damp ground, so we put a vapor barrier and insulation between you and the concrete, insulate the walls and ceiling, and add heat and ventilation. Done that way, the room stays as dry and warm as the rest of the house.

Do I need a permit to convert a garage?

Yes. Turning a garage into living space is a change of use, so it needs a permit and inspections for framing, insulation, electrical and any plumbing. Greg handles the paperwork and inspections with your city or county.

Can a garage conversion become an ADU?

In many cities and counties around here, yes. Adding a bathroom, a kitchenette and its own entrance can turn the garage into an accessory dwelling unit, as long as the lot meets local rules on parking, size and utilities. Greg will check what your property allows during the estimate.

Where will the car go?

It is worth deciding that first. Some people are happy parking in the driveway, while others pair the conversion with a new detached garage or shop on the same lot, which Greg also builds.
