Commercial Remodeling & Renovation

Commercial Remodeling & Renovation built by Greg

Commercial buildings age faster than their owners expect. Storefronts start to look tired, offices stop fitting how people actually work, church buildings need room for programs that didn't exist when they were built, and older wood buildings begin showing rot at the sills and window frames. For a business owner or property manager, a renovation has to fix the problem without shutting the doors for months. For a church or nonprofit, it has to stretch every dollar the members raised and still look right in the end.

Greg Myers has spent 33 years on new construction, remodels and additions, and he is licensed, bonded and insured in Washington. His work includes the restoration of a historic one-room schoolhouse with new siding, trim and windows and its bell tower brought back, the kind of careful exterior work older commercial and community buildings need. He handles interior reconfigurations, exterior updates, rot repair, roofing and siding, windows, accessibility upgrades and the permits behind them. You deal with Greg directly, so the person pricing the job is the person responsible for it.

New siding, entry doors, windows, trim and paint that change how the building looks from the street.

How it works

How a commercial remodel job works

  1. 1

    Free on-site estimate

Greg tours the building with you, looks past the obvious problems for moisture and structural issues, and talks through what you need the space to do.

  2. 2

    Scope and phasing

A room-by-room scope is written and the work is split into phases, so your business, congregation or tenants can keep using part of the building.

  3. 3

    Renovate

Permits are pulled, work areas are sealed off from occupied spaces, and demolition, repairs and finishes move through each phase.

  4. 4

    Phase close-out

Inspections, punch list and cleanup are finished phase by phase, so each area goes back into use as soon as it is done.

Questions

Commercial Remodeling & Renovation FAQs

Can my business stay open during the remodel?

In most cases, yes. Greg phases the work so part of the building stays usable, separates work areas with dust barriers, and plans the loudest work with you in advance. Some jobs, like replacing the only restroom or the main entry, need a short closure, and you will know about it before work starts.

What do you find when you open up older buildings here?

Often water damage. Western Washington rain finds its way behind siding, around windows and into sill plates over the years, and the rot is usually worse than what shows on the surface. Greg prices the visible repair, explains what might be hidden, and shows you anything he finds before fixing it.

How much does a commercial remodel cost?

The price depends on the size of the area, how much of the layout changes, the condition of what is behind the walls, the finish level, any accessibility work the permit triggers, and whether the job has to be phased around people using the building. Greg's on-site estimate is free and itemized, so you can decide what to do now and what can wait.

Do you renovate churches and older community buildings?

Yes. Greg's restoration of a historic one-room schoolhouse, with new siding, trim, windows and its bell tower, is the kind of work older churches, grange halls and community buildings need. He keeps the original character while bringing the building up to date.

Will a remodel trigger accessibility upgrades?

It can. Many commercial alterations require some accessibility improvements to entries, restrooms or routes through the building. Greg reviews this with the permit and includes it in the estimate, so it doesn't surprise you halfway through the job.
