Home Additions in Olympia

For room additions, primary suites and second-story additions in Olympia, you deal with Greg directly — no salesman, no middleman. He's based in Rainier, about 18 miles away, with 33 years of experience.

Out here on the South Sound prairies a lot of the work is on acreage — barns, shops, barndominiums and new homes on open ground, where the gravelly soil drains well but the wind comes across with nothing to stop it. The hard part is making the new section look and work like it was always there, inside and out.

One customer hired Greg for an addition to an existing structure: “He is a quality person to deal with and does excellent work. I would recommend him to anyone.”

What's included

Home Additions we do in Olympia

  • 01

    Room and bedroom additions

A new bedroom, office or family room off the side or back of the house, sized and placed for how you live.

  • 02

    Primary suite additions

A bedroom with its own bathroom and closet, often the most wanted addition in a house with one shared bath.

  • 03

    Second-story additions

Building up instead of out when the lot is tight, with the existing walls and foundation checked for the added load.

  • 04

    Kitchen and great-room bump-outs

Pushing out an exterior wall to give a cramped kitchen or living room the room it needs.

  • 05

    Foundation and site work

Excavation, footings and a concrete foundation or crawlspace done in-house, with drainage planned for wet ground.

  • 06

    Matched roof, siding and windows

The new roof ties into the old one and the siding, trim and windows match, so the addition reads as part of the house.

Home Additions around Olympia

Greg works all over Olympia — near Olympia Downtown Historic District, Washington State Capitol Historic District and Sylvester Park and out by Artesian Commons and Capital Mall — and throughout Thurston County.

Olympia is Washington's state capital, at the south end of Puget Sound where the Deschutes River meets Budd Inlet. Olympia is about 18 miles northwest of our base in Rainier, well inside our 100-mile service area.

Western Washington buildings fight water more than anything — months of rain, moss on the roof, rot wherever wood stays wet, and soils that hold moisture. A building lasts when it sits on a proper foundation with drainage around it, is wrapped and flashed right, and is built to dry out.

Questions

Home Additions in Olympia: FAQs

Do you do home additions in Olympia, WA?

Yes. Olympia is about 18 miles northwest of our base in Rainier, well inside our 100-mile service area. Greg handles room additions, primary suites and second-story additions there, and the estimate is free.

Do I need a permit for home additions in Olympia?

It depends on the project. When one is needed, Greg pulls the permit from the City of Olympia's building department and builds to whatever the permit and inspection require.

Will the addition match my house?

That is the goal on every addition. We match the roof pitch, siding, trim and windows where those materials are still available, and choose something that complements the house where they are not.

How much does a home addition cost?

It depends mostly on size, whether it is a ground-level or second-story addition, and what goes inside it, since bathrooms and kitchens take more work per square foot than bedrooms. Site conditions, the foundation and how much of the existing house has to change also play in. Greg prices each addition after a free on-site visit.

Does Western Washington weather or soil affect an addition?

Both do. Clay and glacial till soils drain poorly and high water tables are common, so footing drains and grading away from the house matter. The rainy season also shapes the schedule, so we aim to get the frame roofed and wrapped quickly to keep the inside dry.

Is it better to build up or out?

Building out is usually simpler when you have the yard, and the rest of the house stays livable during the work. Building up makes sense on a tight lot or when you want to keep the yard, but the existing foundation and walls have to be checked for the extra weight. Greg will look at both options at the estimate.
