Window Replacement in Olympia

Looking for a window replacement contractor in Olympia? Greg Myers Construction is based in Rainier, about 18 miles away, and Olympia is part of Greg's regular service area. He handles replacement windows, new window openings and sill repair.

Out here on the South Sound prairies a lot of the work is on acreage — barns, shops, barndominiums and new homes on open ground, where the gravelly soil drains well but the wind comes across with nothing to stop it. New windows fix the comfort and the look, but only when they are installed right, because a poorly flashed window is just a new way for water to get into the wall.

One customer called Greg “a man of integrity.” Another wrote that he “does excellent work.”

Window Replacement around Olympia

Greg works all over Olympia — near Olympia Downtown Historic District, Washington State Capitol Historic District and Sylvester Park and out by Artesian Commons and Capital Mall — and throughout Thurston County.

Olympia is Washington's state capital, at the south end of Puget Sound where the Deschutes River meets Budd Inlet. Olympia is about 18 miles northwest of our base in Rainier, well inside our 100-mile service area.

Western Washington buildings fight water more than anything — months of rain, moss on the roof, rot wherever wood stays wet, and soils that hold moisture. A building lasts when it sits on a proper foundation with drainage around it, is wrapped and flashed right, and is built to dry out.

Questions

Window Replacement in Olympia: FAQs

Do you do window replacement in Olympia, WA?

Yes. Olympia is about 18 miles northwest of our base in Rainier, well inside our 100-mile service area. Greg handles replacement windows, new window openings and sill repair there, and the estimate is free.

Do I need a permit for window replacement in Olympia?

It depends on the project. When one is needed, Greg pulls the permit from the City of Olympia's building department and builds to whatever the permit and inspection require.

Can you add a window or make one bigger?

Yes. Adding or enlarging a window means cutting the wall, installing a header sized for the new opening, and patching siding and interior finishes, all of which Greg does in-house. A permit is needed when the structure changes, and we handle that too.

How much does window replacement cost?

It depends on how many windows you are replacing, their sizes, the frame material and glass, and whether they go in as inserts or full-frame replacements. Rotted sills, unusual sizes and second-story access add work. Greg gives a free on-site estimate with every window counted.

Why do my windows drip with condensation every winter?

Cold glass meets damp indoor air. Single-pane and failing double-pane windows get cold enough for moisture to condense on them, and a long Western Washington winter keeps indoor humidity high. Better-insulated glass helps a great deal, and so do bathroom and kitchen fans that actually vent outside.

Should I choose insert or full-frame replacement?

If the existing frames are solid and square, an insert is quicker and leaves the trim and siding alone. If there is rot in the sill or frame, or you are re-siding anyway, full-frame is the better job because the new window gets flashed into the wall properly. Greg checks every opening at the estimate.
